Serves as an active member of the Facilities Operations Senior Leadership team who promotes a culture of inclusion and respect and provides collaborative input and strategic advice to the AVP of Facilities Operations. Provides leadership and supervision of the Facilities teams responsible for providing Electrical, Plumbing, and HVAC services to RISD to ensure the effective and efficient maintenance, repair, replacement and testing of all electrical, plumbing, HVAC systems of varying complexity. Responsible for the efficient and effective operation and management of a fully automated boiler room plant. Estimates, plans, coordinates, and directs, inspires, and supervises in conjunction with the Trades Supervisor all work performed by the Electrical, Plumbing, and HVAC mechanics related to the inspection, maintenance and repair of mechanical equipment in order to ensure buildings are operational, functional, and comfortable. Procures outside contractors to provide service, as required. Inspects work on maintenance projects by employees or private contractors to ensure conformance to specifications. Ensures that codes and safety standards are maintained. Works with architects, engineers, and/or contractors to develop specifications for all new MEP equipment, as well as to adjust, maintain, and repair automated boiler room plan equipment. Serves as a 24/7 on-call employee and serves as an on-call supervisor on a rotating basis.
Essential Functions/Duties:
Responsible for the efficient and effective operation and management of a fully automated boiler room plant, as well as the adjustment, maintenance, and repair of the system through troubleshooting either directly or through contractors and engineers.
Serves as a contributing member of the Facilities Operations senior leadership team who ensures efficient and effective operation and management of RISD Facilities MEP trades functions and staff by recommending and implementing operational best practices, policies, and procedures aligned with industry standards through data-driven decisions that support the department's overall strategic priorities.
Hires, trains, supervises, and ensures continued development of electrical, plumbing, and HVAC staff, and regularly evaluates performance and maintains job records and employee time cards. Establishes training programs for all electrical, plumbing, and HVAC staff and ensures continuous improvement and development of RISD competencies which align with and are supportive of RISD's mission and priorities.
In conjunction with the Trades Supervisor, estimates, prioritizes, coordinates, and assigns all work performed by staff relative to MEP trades to ensure a high level of customer service, satisfaction, and productivity. Monitors jobs for time completion by performing regular and periodic reviews of open work orders, documentation review, and site inspections to ensure the efficient use of time and resources.
Ensures effective preventive maintenance, repair and upkeep of all mechanical and heating equipment including plumbing, electrical, motors, blowers, HVAC equipment, central power plant equipment, automated boilers, and steam transmission lines.
Ensures the proper operation and maintenance of all climate control equipment. Maintain compliance with air and water quality standards. Implement, administer, and develop operations and maintenance programs that can be expanded to support energy conservation efforts.
Reviews work orders and presents labor and material estimates to the Facilities Department office. Maintains weekly work performance, job records, and attendance records of subordinate staff. Runs open work order reports on a regular basis to ensure preventative maintenance work is on schedule.
Procures outside contractors for specific capital and deferred maintenance projects as well as various routine maintenance and repair assignments, coordinates, oversees, and monitors work through completion and inspects quality to ensure scope was followed.
Responds to 24/7 emergency calls. Serves as an on-call supervisor on a rotating basis.
Actively participates in and contributes input and knowledge to the preparation, monitoring, and control of the Operational Maintenance, Deferred Maintenance budgets, capital budget planning, and on long- range planning to ensure that mechanical systems are adequate to meet future needs
Educates, communicates, and enforces terms of the Facilities Operations Manual. Provides input and recommendations to the Director regarding modification/updates to manuals.
Ensures that all safety and OSHA regulations are observed.
Additional Functions:
Knowledge/Skills/Experience Required:
B.S. with a concentration in Mechanical Engineering or related field and/or equivalent combination of education and experience.
Minimum 10 years of supervisory experience in power plant, mechanical, electrical, and/or plumbing trades environments.
Must possess knowledge of the operation and troubleshooting processes of automated boiler systems.
Strong customer service focus, with the ability to communicate effectively with a wide variety of individuals using both oral and written communication skills.
Demonstrated project management and/or vendor contract management experience.
Demonstrated cultural competence with an understanding of inclusion and diversity issues in the workplace, as well as the knowledge and skill to engage across a wide variety of individual differences and identities through meaningful interactions characterized by respect, mutual understanding, and reciprocity.
A sound working knowledge of computerized energy management systems and electrical and pneumatic control equipment required.
Demonstrated experience with conservation programs, inventory management, and purchasing.
Proficiency with computers, including working knowledge of software and enterprise systems such as Microsoft Office Suite and Workday.
Willingness and ability to continue job-related training.
Valid driver's license required.
Preferred:
Prior supervisory experience in a unionized environment.
Valid Stationary Operator license in the State of Rhode Island.
Knowledge in HVAC system design.
Prior experience performing budgeting-related work.
