Major full-service real estate developer in Washington DC seeks a Project Director/Project Manager with extensive general contracting or development experience in multifamily residential and mixed-use commercial construction. Experience should include estimating, bidding, contracting, and field supervision on base building projects. Additional consideration will be given to those individuals with experience in securing entitlements and managing design teams.
Position requires a minimum of 5 years direct experience. Starting salary will be commensurate with experience. Compensation package includes discretionary performance-based bonus and a benefits package including medical, dental, life insurance and 401(K) plan.
The successful candidate will report to the Vice President.
General Duties and Responsibilities:
Retain and manage consultants/contractors/vendors on projects starting with initial design through final construction completion.
Provide on-site supervision of GC and others to ensure project performance criteria and on-time performance are being achieved.
Develop and maintain project budget and schedule throughout project duration including design, entitlements, permitting, construction, and project close-out.
Review, approve, and participate in project pro-formas, loan draws, payment applications, and general billing.
Oversee and secure entitlements, permits, and utilities necessary for projects.
Participate in underwriting and closing of real estate transactions.
Manage interior construction projects, tenant build-outs, and project re-positionings through a similar process as base building development.
Maintain client relationships and assist in or manage conflict resolution.
Operate independently on activities relevant to project while keeping the Vice President, company President, and Chief Operating Officer/General Counsel apprised of progress and issues.
Identify and address areas of concern regarding potential liabilities and risk (cost exposures, company reputation, errors and omissions, etc.) and communicate to the Vice President, company President, and Chief Operating Officer/General Counsel.
Assist the Chief Financial Officer in providing necessary information to the company’s insurance advisor and prospective insurance carriers in obtaining insurance coverage for applicable development projects, including analysis of the various options to ensure sufficient coverage to mitigate any gaps.
Research and develop a cost-benefit analysis regarding the purchase and implementation of appropriate technology for all new building systems working with the company’s Director of Building Systems and Sustainability with the goal of achieving the company’s goals for sustainability and green initiatives. As part of this process, evaluate the long-term impact on building operations including any NOI impact.
Assist in training and developing fellow team members in the skills and understanding of firm procedures, methodology and practices expected for successful project implementation.
Participate in business development activities including but not limited to assisting with or leading the sourcing, proposing, and securing of new business and projects within the company’s markets.
Participate periodically in client meetings or business development presentations as part of a team to help demonstrate company capabilities. Assist with preparation of marketing materials and support information/data.
Ensure that all accounts receivables and payables are processed promptly and ensure the appropriate supporting documentation has been submitted, including partial and final lien releases.
Bachelor’s degree from an accredited institution in Architecture, Engineering, Construction Management, or a related field.
Experience with project/construction management; experience managing design processes is a plus.
Preference for LEED, AIA, PE, PMP, and/or CCM credentials.
Solid knowledge of construction, architecture, and commercial real estate industry.
Strong interpersonal and collegial skills with the ability to interact with executive level internal and external clients.
Organizational and detail-oriented with the ability to prioritize and manage differing needs of the business.
Proficiency with Microsoft Office, Microsoft Projects or Primavera, Procore, Bluebeam, Adobe.
Strong written and verbal communication skills are required.
Driver’s license and vehicle.
Physical Requirements:
Ability to work in a standard office setting.
Ability to visit project sites regularly.
Ability to walk buildings under construction.
Ability to use standard office equipment.
Ability to read and understand printed and computerized material including drawings and specifications.
Ability to communicate in person or over the telephone.
