The Land Development Planner is responsible for leading land development projects from initial site acquisition to completion, overseeing planning, coordination, and implementation to ensure compliance with zoning and regulatory requirements, environmental regulations, and project goals. This role involves analyzing land use, project budgeting, and coordinating with architects, engineers, contractors, and other stakeholders to deliver results that meet project vision, stakeholder expectations, and environmental objectives.
Responsibilities:
Conduct comprehensive site assessments to determine development feasibility, including evaluating site conditions, zoning regulations, environmental constraints, and existing infrastructure.
Identify, acquire, and analyze potential development sites, assessing site conditions, and market conditions.
Develop creative and functional master plans for a variety of projects, such as residential subdivisions, commercial centers, mixed-use developments, and industrial parks.
Prepare detailed site plans, including lot layouts, street networks, grading plans, drainage systems, and utility infrastructure.
Navigate the entitlement process by preparing and submitting applications, technical reports, and presentations for rezoning, variances, conditional use permits, and other necessary approvals.
Work effectively with internal teams, clients, developers, architects, engineers, government agencies, and community stakeholders throughout the development process.
Manage project budgets, schedules, and resources to ensure timely and cost-effective project delivery.
Utilize GIS software, AutoCAD, and other relevant tools to create maps, analyze data, and generate development plans.
Stay current on land development trends, best practices, sustainable development principles, and new technologies to incorporate into projects.
Conduct environmental site assessments, including wetland and floodplain determinations, and develop strategies for mitigating impacts on the environment.
Negotiate with government agencies, community groups, and the public to manage stakeholder expectations and resolve project-related issues.
Develop and deliver presentations that effectively communicate the project's goals, benefits, and vision to various audiences.
Identify funding opportunities and maintain up-to-date knowledge of grant requirements and deadlines. Prepare high-quality grant proposals, including program narratives, budgets, and supporting documents that align with funding criteria.
Qualifications:
Bachelor's degree in Urban Planning, Landscape Architecture, Environmental Studies, or a related field
Minimum of 3 to 5 years of experience in land development planning
Strong knowledge of land use regulations, zoning ordinances, and the development review process
In-depth knowledge of project management, budgeting, and analytical thinking
Outstanding collaboration skills to resolve project-related issues
Excellent written and verbal communication skills with the ability to present complex information clearly and persuasively
Proficient in using GIS software (e.g., ArcGIS), AutoCAD, and other relevant planning tools
Strong analytical, problem-solving, and organizational skills
Ability to work independently and as part of a team in a fast-paced environment
