This position requires HVAC repair & mechanical troubleshooting skills:
Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems among others
Assist with installation and modification of building equipment and systems
Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system
Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance
Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment
Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
Respond immediately to emergency situations and customer service requests as assigned
Ability to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc.
Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
Complete all required safety training as scheduled monthly/annually
Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours Â
EXPERIENCE & EDUCATION REQUIREMENTS:
2 + years of related experience in a property maintenance setting
Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, & plumbing
Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks
Basic computing skills in Outlook, Excel, and Word
Current possession of TSSA licensing with G3 or higher
High school diploma or GED equivalent
KEY COMPETENCIES:
Technical proficiency with HVAC, mechanical, electrical, and/or plumbing
Technical proficiency and comfort with troubleshooting various mechanical systems
Flexibility to provide critical services as needed
Ability to multi-task and prioritize work requests received
Sense of urgency & personal initiative to succeed
CHILLER TECHNICIAN REQUIREMENTS:
A recognized qualification in refrigeration or air conditioning
Comprehensive knowledge of engineering principles and practices
Good problem-solving abilities
Ability to interpret technical drawings
Ability to work unsupervised
CHILLER TECHNICIAN SKILLS:
Installing and maintaining chillers
Troubleshooting and repairing chillers
Carrying out regular inspections and maintenance
Identifying faulty components and replacing them
Advising on energy efficiency improvements
CHILLER TECHNICIAN PERSONAL TRAITS:
Good communication skills
Ability to work independently
Able to troubleshoot and diagnose problems
Knowledge of relevant safety procedures
