EXPERIENCE & EDUCATION REQUIREMENTS
·       Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, & plumbing
·       2+ years of related experience in a property maintenance setting
·       Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks
·       Basic computing skills in Outlook, Excel, and Word
·       Current possession of EPA licensing or ability to become registered
·       High school diploma or GED equivalent
KEY COMPETENCIES
·       Technical proficiency with HVAC, mechanical, electrical, and/or plumbing
·       Technical proficiency and comfort with troubleshooting various mechanical systems
·       Flexibility to provide critical services as needed
·       Ability to multi-task and prioritize work requests received
·       Sense of urgency & personal initiative to succeed
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
·       This position requires HVAC repair & mechanical troubleshooting skills
·       Assist with troubleshooting and repairs of buildings and installed systems to include packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems among others
·       Assist with installation and modification of building equipment and systems
·       Ability to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management system
·       Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
·       Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenance
·       Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps and related fire protection system equipment
·       Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
·       Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
·       Respond immediately to emergency situations and customer service requests as assigned
·       Ability to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc.
·       Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
·       Complete all required safety training as scheduled monthly/annually
·       Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
WORK ENVIRONMENT
This maintenance job operates in a professional office environment as well as industrial/warehouse type environments both indoors and outside. This role routinely uses both maintenance tools and standard office equipment such as computers, phones, and printers.
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to: utilize ladders and other lifting equipment to work at heights part of the time, perform work outside year-round, communicate with others and exchange accurate information, operate a computer and other office productivity machinery, move about the workplace, remain in a stationary position for less than 10% of the time, easily lift 50lbs., and extend hands and arms in any direction.
