Sales & Marketing Specialist
The Sales & Marketing Specialist is responsible for overseeing all aspects of leasing, marketing and brand development during the new-development phase of the community. The Sales & Marketing Specialist works closely with the Lease-Up Specialist to establish leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. The Sales & Marketing Specialist will work in tandem with the Lease-Up Specialist to manage the team of part-time Marketing Associates. The SMS will also support the Lease-Up Specialist & Regional Lease-Up Specialist in all efforts. This role is responsible for effectively creating a brand from the ground up that will translate directly into the Bloomington market. An eye for detail, creative thinking, and ability to adapt are all crucial skills for this role.
Essential Duties & Responsibilities
Strategic Leasing Management
Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
Audit all lease files to ensure adherence to policies and procedures
Coordinate staff schedules for normal business hours and after-hours leasing events. Ensure that all staff are aware of upcoming leasing initiatives
Develop and implement compelling ways to market the community to IU students
Effectively show, lease, and follow up with prospective residents. Ensure the part-time team stays motivated and has all tools necessary to secure leases for the community
Marketing Management
Assist in developing the annual marketing plan, ensuring that all target audience groups are catered to with intentional detail
Design and implement an in-depth, well planned social media calendar that supports brand guidelines with compelling, fresh content
Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic
Monitor leasing and outbound progress, focusing on areas needing additional support - alerting the LUS/RLUS when additional items are needed
Supervise the planning, preparation, and implementation of all leasing events as approved by the Lease-Up Specialist
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey reports
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and achieve budgeted occupancy
Personnel Management
Assist Lease-Up Specialist in use of consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
Assist Lease-Up Specialist in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance and consistency with Company policies and procedures
Administrative Management
Manage excellent customer service by implementing thorough follow-up techniques to both future and prospective residents
Maintain temporary leasing office/model build out appearance. Ensure staff is keeping all aspects of the leasing office in pristine condition
Assist with supervision of all business functions related to daily office operations
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids from vendors, ensuring cost-effective materials purchased, monitoring spend versus budget)
