POSITION SUMMARY:
This is a highly skilled Manager position related to the planned maintenance, repair, installation, alteration and operation of University buildings and associated facilities and their H.V.A.C. R. (heating/ventilation/air conditioning/refrigeration) systems, DDC Control Systems, electrical systems (440v-4160v), refrigeration equipment, plumbing systems, Weld shop, and kitchen equipment.
Project management work involving overseeing and coordinating all activities related to new and replacement of utility infrastructure related construction projects at the University. DUTIES AND RESPONSIBILITIES:
Coordinates, plans, assigns, trains, and supervises the work of H.V.A.C. Control mechanics, general mechanics, plumbers and electricians. This includes the supervision and control of a campus-wide Energy Management System supported by Honeywell Excel plus/5000/Jace using Bacnet, Siemens, and Carrier Controls Systems.
Controls campus H.V.A.C.R. equipment; engaging in planned maintenance and repairs, renovations, alterations, and installations.
Assists Engineers and University personnel in the preparation of plans and specifications for new MEP(mechanical, electrical, plumbing) and Utility construction and replacement projects.
Inspects buildings and mechanical systems on an “as required” basis and make recommendations related to required building and planned repairs that may increase operation efficiency and/or reduce maintenance costs.
Coordinates and plans infrastructure project activities involving underground steam and chilled water tunnels, 4160-volt distribution, Gas, water and sewer systems to minimize closure of roadways, parking structures and buildings on campus.
Develops and maintains capital and non-capital project budgets, as well as University departments’ cash flow projections and schedules; prepares opinion of probable costs for maintenance, renovation, and construction projects.
Coordinates Freeze Patrol personnel assignments during ultra-low outside temperatures.
Completes other duties as assigned.
REQUIREMENTS:
Minimum qualifications:
Vocational or technical training from an accredited institution.
3-5 years of related work experience.
Two years or technical training.
Alternately, the successful candidate may possess any equivalent combination of experience and training, which provides the knowledge, skills and abilities required to perform the essential job functions. This includes, but is not limited to, the following:
Knowledge of the hazards and safety precautions involved in the operation, maintenance and repair of large building equipment.
Knowledge of supervisory methods and techniques.
Knowledge of reading and understandings specifications and blueprints.
Knowledge of analyzing labor, material and time factors and estimate costs and times required for repairs and construction.
Ability to be assigned to On Call Supervisor/shifts/weekends and handle emergency call-ins.
