Asbury University is looking for a qualified candidate to fill their open Director for Campus Facilities and Construction role.
Reports to: Vice President for Business Affairs and Treasurer
Job Function:
The Director for Campus Facilities and Construction is responsible for operations and maintenance for all physical facilities, including custodial, grounds, and fleet management. The Director provides leadership and administration in the development of new facilities and renovation of existing facilities. The Director insures that all work is performed efficiently and courteously with the most effective utilization of personnel, material and equipment. The Director also supervises and coordinates all construction projects which are under contract with an external vendor and coordinates planning efforts directed toward campus physical facilities. An important part of the position is supporting the ministry and mission of the University and advancing the academic excellence and spiritual vitality of our University and students. Each employee plays an important role in the development of the Christian faith in our students.
Duties and Responsibilities:
Facilities:
Supervise all service operations, maintenance, alterations and related activities for all physical facilities and equipment.
Insure that all work is performed efficiently and courteously with the most effective utilization of personnel, materials and equipment.
Maintain employee morale and effective working relationships with Facilities staff.
Oversee the management of utility consumption across the campus.
Keep accurate records relating to wages, working hours, injuries, work orders, materials, costs, building construction, facilities, equipment, and other information necessary for future needs.
Cooperate with and oversees all operations and maintenance work done by outside contractors.
Coordinate planning of and oversees major construction and maintenance projects.
Work with key campus stakeholders to develop and maintain multi-year facility renovation plans.
Insure compliance with state safety and fire regulations and take corrective action when hazardous conditions are encountered.
Oversee maintenance of all University farms.
Oversee all phases of the care and operation of the athletic fields, Facilities Warehouse, and university rental property.
Schedule personnel to be on duty during off- hours, holidays, and weekends for emergencies, periodic tending the boiler and central air conditioner, special programs, etc.
Responsible to see that all departmental purchasing is done properly and economically.
Responsible to see that all deliveries of materials from Facilities to the campus are completed.
Responsible for the hiring and dismissal of personnel in coordination with the Vice President for Business Affairs and the Human Resources office.
Campus Construction:
Determine, in conjunction with the VP for Business Affairs, which projects should be handled in-house and which projects should be handled under contract with an external vendor.
Review project plans and documents prepared by architects, engineers, and outside consultants.
Represents the campus in all pre-design, pre-bid, pre-constructions and progress review meetings.
Directs and/or coordinates the work of architects, engineers, and contractors following construction contract award.
Supervise external contractors working on campus facilities projects which are capital related.
Performs constructions project management, inspects for compliance with contract specifications and performs final inspections.
Develop cost estimates for both new construction and renovation projects, interprets specifications and blueprints, and visit work sites to ensure compliance with specifications and standards.
Manages the “work by owner” portion of projects.
Oversees the one-year warranty phase of projects and reports items requiring correction.
Other duties as assigned.
Physical Requirements:
This position requires the ability to occasionally lift office products and supplies, up to 20 pounds.
Position Type/Expected Hours of Work:
This is a full-time on-site position, and hours of work and days are Monday through Friday, 8:00 a.m. to 5 p.m. Potential exists to work some evenings and weekends.
Travel:
Some local travel is expected for this position.
Qualifications:
Minimum of ten years of progressively responsible work experience in maintenance related field. Management and supervisory experience required.
Five years of construction supervision experience.
Bachelor's degree preferred, appropriate work experience will be substituted.
Experience with project programming.
Working knowledge of building codes, fire and safety codes and requirements.
Ability to manage multiple projects and tasks simultaneously.
Ability to utilize computer assisted drafting (CAD) software.
Proficient in Microsoft Office, particularly Excel,
