Candidate will manage all projects assigned. He/She will manage a project to completion and in a timely manner. The candidate will be required to split time supervising the projects directly in the field and managing the paperwork in the office. He/She will report to and submit reports to the Director. The candidate will manage projects using multiple methods:
an in-house 1199 construction team supplemented by outside vendors
Outsource - where the project manager would be responsible for bidding and selecting the design team and the contracting team and being the lead to manage the team to a successful completion
design - bid - build model with a general contractor
design and construction manager model
List of Responsibilities-
Project Manager for all renovation and construction projects to turn the PI's/Clients program into a functioning and aesthetic physical manifestation.
Provides budgeting for all projects and ensure that that project costs stay within the approved budget and if there is cost overruns that it is properly communicated as to why and follow the procedure to modify the budget.
Provides schedules for all projects and ensure that the project schedule is adhered to and if there is schedule slippage that it is properly communicated as to why and follow the procedure to modify the critical path to minimize the schedule delay
Provides on-site supervision/coordination for internal trade workers and outside vendors for all projects;
Provide periodic reporting including cost forecasting and progress reports on projects;
Collaborate effectively with the design team;
Act as Owner's representative for work authorized by other departments
Oversee the design and construction contracts to ensure all work is done in accordance with plans and specs;
Write requests for quotes to A/E consultants and contractors and follow-up and award bids;
Review construction documents in the various stages to ensure that design development is in accordance with institutional constraints (ie; budget; design standards; maintainable; track long lead items for schedule conformity; etc)
Collaborate with the Facilities Department to ensure existing conditions; that design is within their guidelines and for day to day coordination that would affect areas outside of the renovation.
Acknowledge and approve all scope changes while approving all invoices for design and construction;
Manage payment to all job related vendors;
Provide sign-off on all purchase orders, invoices and overtime requests related for all job related activity;
QUALIFICATIONS
Skills and Competencies
Bachelor's degree
Knowledge of Microsoft Project as well as other Microsoft office tools (Excel, Word, PowerPoint, etc.);
Knowledge of project management software (ie. E-Builder/Unifier).
Ability to adapt to any environment;
Ability to read construction Drawings/Blue Prints;
Ability to estimate construction projects
Use of CADD or other design programs to communicate test fit programs is a plus.
Must have good multi-tasking skills. Will be expected to manage multiple projects simultaneously;
Strong leadership skills, client service oriented. Must be familiar with AIA documentation;
Speaks clearly and expresses self well in one-on-one conversations and groups ;
Develops effective written communications and uses them appropriately; Interacts and proactively shares information with internal and external contacts where appropriate;
Develops effective relationships with peers, students and employees;
Assumes responsibility to ensure issues/concerns will be addressed and monitors them through conclusion;

Scope of Responsibilities
Coordinate and act as the interface between the Einstein staff and the management teams;
Interact with all departments from the Dean's office to the Grounds keeping Department;
Implement the Engineering Department's policies and procedures;
Interact with the Associate Director of Facilities Management on all interdepartmental projects;
Responsible for the execution of all construction projects $5K to $10M;
