Sr. Director, Business Enablement is accountable for Client Relations & Strategy, Real Estate Communications & Branding, Portfolio & Project Management Technology, M&A Integration Management, etc. Drives Corporate Real Estate (CRE) Team. Provides ongoing leadership, cohesiveness, and strategic direction for the Business Enablement/Client Relations Team. Co-author and drive portfolio-wide strategic initiatives that support McKesson business objectives as well as consider industry-leading real estate practices. Work closely with the GM to continuously improve the real estate operating model (governance, processes, and resources) to drive operational excellence and optimal outcomes across the real estate organization. Translates business strategy into real estate solutions and provides guidance and consultation to the Real Estate Leadership, Workplace Enablement, Project Delivery, Transaction Management and other functional teams. Acts as an escalation point for Business Unit to Corporate Real Estate for projects for and Corporate Real Estate initiatives.
Position Description/Key Responsibilities:
Forge an ongoing, active partnership with the business to anticipate, support, and respond to current and future real estate needs and elevate brand of RE within the organization
Establish strong relationships and build trust with internal business stakeholders by developing a deep understanding of strategic business direction, requirements and priorities across the organization
Attend leadership / business unit meetings as necessary to build the brand awareness and increase visibility of the RE organization
Craft messages and present / negotiate on behalf of the RE organization as required
Create and lead quarterly feedback program to continually assess the performance of the Business Enablement Manager (BEM) / Client Relations Manager (CRM) team
Lead, provide strategic direction, and enable the success of the BEM / CRM team
Cultivate a high performing BEM / CRM team by building skills through coaching, mentoring, and ongoing training & development
Provide day-to-day leadership by offering ideas or solutions to help the BEM / CRM team resolve issues and being held responsible for escalating matters to leadership as needed
Create a platform that includes the necessary tools and protocols to support the BEM / CRM team in providing consistent client service
Improve communications between BEM / CRM team to share best practices and increase consistency in outcomes / service levels
Enhance current tracking and reporting templates used by BEM / CRM team including ability to track progress of solution development, business cases, approved budgets, approved timelines
Create corrective action plans to meet objectives, budget and schedule.
Develop key performance indicators (KPIs) and track performance of BEM / CRM team (on individual and collective basis), coach/mentor to improve or sustain performance, and report results to GM
Co-author and drive portfolio-wide strategic initiatives to align with business objectives
Develop a global real estate strategy and develop an initiatives list in collaboration with leadership. Discuss resource needs (internal, external) and related infrastructure costs to achieve goals
Develop business cases for major real estate decisions working with vendors and internal stakeholders to execute various short, mid and long-term initiatives and strategic plans
Continuously monitor and evaluate appropriateness, impact, and financial sustainability of the global real estate portfolio, active development projects, and pipeline of future needs
Develop metrics and utilize benchmarks to optimize real estate portfolio opportunities, identify trends & understand risks
Provide leadership visibility to portfolio performance, status and risks through effective and consistent reporting and budget tracking
Continuously improve real estate operating model to evolve with broader business
Develop and communicate all centralized real estate policies and procedures throughout the organization
Establish governance framework to drive consistency and repeatability for planning and budgeting
Support GM in preparing messages / presenting ideas or results to company leadership
Capital project business case development
Support transformational events (M&A, divestures, and market expansions) by overseeing real estate diligence requirements and/or developing a real estate integration or disposal strategy
Foster and build collaborative partnerships with other leaders and team members within the real estate organization, as well as other shared service departments (HR, IT, Sourcing, and Finance)
Promotes CRE initiatives with the business and enterprise value enhancement
Proven ability to drive continuous value of real estate portfolio
Provide input and feedback into standards and guidelines related to workplace strategies
13+ years of professional work experience
6+ years of diversified leadership, planning, communication, organization, and people motivation skills (or equivalent experience).
10+ years relevant experience.
Generalist preferred, experience in multiple disciplines: Design, Construction, Project Management, Transaction Management and Lease Administration highly desirable
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.
The position will require working in a functional organization with external service providers such as CBRE, JLL and others
Ability to respond quickly and effectively to the C Suite issues.
Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Intermediate skills with Microsoft Office Suite.

Travel for this role is up to 25%
4-year degree in in Business Administration, Finance, or Real Estate.
PMP Certification preferred
Licensed Architect preferred
Real Estate License preferred
