A Day in the Life:
As the Assistant Project Manager you will assist the Project Manager and Development Associate in all duties regarding projects from the conceptual stage to the project close-out including pre-construction design and turnover to on-site team.
What You'll Do:
Type any correspondence as necessary as deemed by the Project Manager.
Review contracts draft.
Review general contracts for all pertinent information and coordination with accounts payable.
Create project files to mirror corporate construction files.
Complete set up and monitor field offices.
Assist in the procurement of permits, purchase orders, and bids.
Monitor change orders.
Maintain the purchase order procedure. Purchase Orders will be written for all materials purchased.
Maintain folders for all purchase orders, copy field.
Prepare all subcontract agreements including all attachments and schedule of values.
Work with the Project Manager to establish priorities and critical path items.
Maintain a Subcontractor Insurance Log.
Assist in gathering all pertinent submittals and log them in the submittal log and follow up on submittals to ensure receipt and delivery in a timely manner by a letter of transmittal. Oversee disbursement of submittals and their approval.
Assist in creating and maintain a subcontractor/supplier log and update weekly.
Review preliminary soils and hazardous materials reports.
Assist in receiving all submittals and after approval, distribute to field for field use.
Establish all field organization which includes all submittal logs and all files pertinent to all of the above.
Complete weekly status reports for Project Manager and Development Associate.
Participate in working drawing process/value engineering.
Coordinate with Development associate on preliminary site plans.
Complete project specifications list.
Oversee building permit process.
Assist the Project Manager in all other duties regarding projects from the conceptual stage to the project close-out.
Make recommendations and modifications regarding property performance, business needs, etc.
Any other duties assigned or directed.
What You'll Need to Succeed:
High school diploma or equivalent.
Bachelor or Associates degree in a related field of education (preferred)
Previous experience in apartment construction or related field (preferred)
Proficient in Word, Excel, Outlook, Project, Adobe, Timberline and other software's.
Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
Ability to work independently with minimal supervision.
Ability to use a 10-key calculator by touch.
Exceptional data entry, communication, and organization skills.
General knowledge of the real estate and development industry.
Ability to have flexibility with working schedule based on business and deadline needs.
Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
Consistent, regular and in person attendance during regular working hours at the workplace is required.
