Sarah Lawrence College is seeking a Capital Project Manager to oversee its capital program. The incumbent will manage the planning, programming, design, and construction of capital projects on schedule and within budget. Capital project work is anticipated to consist primarily of infrastructure improvements, building renovations, and deferred maintenance projects. Anticipated project expenditures are approximately $15 million over five years.
Of utmost importance is maintaining high customer satisfaction and high-quality communications with all stakeholders. Extensive collaboration is necessary with affected departments within the College as well as outside regulatory agencies and other local stakeholders. The Director of Capital Projects reports to the Associate Vice President for Operations and Facilities to fulfill safety, accessibility, sustainability, and environmental goals.
Manage capital projects as assigned.
Develop project scope and program as necessary to meet goals.
Manage selection and assignment of architect, engineers, contractors, and other related services such as testing and inspection services.
Establish collaborative means of developing project programs and designs.
Determine project delivery method, for example, design-bid-build, design-build, or construction manager at risk.
Ensure competitive procurement and manage all financial controls.
Oversee design and construction phases, develop quality control programs, and ensure proper site safety.
Develop and manage process to turn over completed projects to Campus Operations and other building occupants.
Develop planning studies as necessary to inform the capital program.
Develop and regularly update the College’s capital plan.
Develop policies and procedures as well as project guidelines and standards.
Manage storage and organization of building plans and project documents.
Provide frequent and robust communications to inform community members of project implications, including noise, dust, and inconveniences such as temporary moves.
Create presentations, summaries, or other information as necessary for the communication of project information to any audience.
Other Duties as Assigned:
Perform other tasks and represent the College as necessary.
Respond to project related emergencies as necessary.
Participate in training activities to maintain professional knowledge of evolving regulatory requirements.
5 years of progressively responsible experience in architecture, engineering, project design, or construction management.
Bachelor’s degree, preferably in construction, engineering, architecture, management, or related field, or an equivalent combination of experience and expertise.
Strong computer skills, including the ability to fully utilize email, electronic calendars, Microsoft Word, Microsoft Excel, Microsoft Project and to learn new software as necessary.
Knowledge of capital project management from an owner’s perspective.
Experience applying relevant federal, state, and local laws, regulations, codes and guidelines.
Experience with a range of project management functions such as design and construction procurement, contract management, construction document development, competitive bid process, permitting and approvals, and project financial management.
Detail-oriented with excellent time management skills and the ability to deliver work on assigned schedules.
Ability to communicate information to a diverse set of constituents in a collegial environment.
Ability to maintain effective working relationships with fellow employees, city officials, other government agencies, and the general public.
Ability to direct consultants and contractors for design and construction quality.
Demonstrated ability to access any portion of a construction/facility site including climbing ladders to assess conditions and perform inspections of existing facilities.
Experience working in higher education or similar complex institutions managing multiple projects simultaneously.
Prior experience in Westchester County or the City of Yonkers.
Familiarity with variety of building types such as lab, arts/performance, residential, classroom, office, medical, athletic, landscape, and parking.
Experience with mechanical, electrical, plumbing, structural, and building envelope systems.
Experience with related CAD software programs.
Current OSHA related certifications, such as OSHA 10.
