CSRS is currently seeking a talented and highly motivated professional to serve as a Project Manager.
Roles and Responsibilities for the PM include, but are not limited to:
Construction Contract Administration.
Management of Design Professionals.
Management of Contractors.
Drafting of Construction and Supplemental Services Contracts.
Develop scopes of work, project schedules and budgets.
Coordinate with the A/E during design document preparation.
Assist the client in procurement of vendors.
Oversee vendors for the planning, design and procurement of Furniture, Fixtures and Equipment (FF&E).
Assist in the development of equipment lists.
Evaluate scope changes and cost proposals to provide recommendations to the client for acceptance or rejection.
Provide or procure cost estimating services (dependent on contract requirements).
Review preliminary and final plans and specifications.
Coordinate with code officials and stakeholders.
Coordination of documents for bid advertisement by the client.
Attend and/or facilitate bid openings and review A/E bid tabulations.
Review all A/E invoices and contractor payment applications for acceptance and recommend payment to the client.
Review contractor schedule of values, submittal schedule and proposed construction schedule.
Make routine site visits with A/E and contractor to evaluate progress, performance, and compliance.
Prepare and maintain electronic project files (hard copies of important documents where original signatures or seals required).
Provide weekly site observation reports.
Participate in the review and approval of Final Inspections of completed work and manage the closeout process.
Review final as-built records produced by A/E for compliance and filing.
Facilitate and/or attend project meetings, including but not limited to:
-Design and Construction Meetings
-Where required, provide sign-in sheets, agendas and meeting minutes
Maintain ongoing client relationships, pursue new professional connections, and seek new project opportunities with new and current clients.
Maintain membership with key social and professional organizations.
Assist in the preparation of proposal sections and participate in interview presentations.
Have primary responsibility for quality control and be the primary client contact for each project.
