A Day in the Life:
The Preconstruction manager monitors and controls all project estimating and bidding related activities, and assists in the coordination and monitoring of project design and development by providing input to the design and construction teams in matters affecting costs, working drawings, specifications and subcontractor coordination.
What You ll Do:
Develop and maintain a Data Base of current construction costs for each submarket for use by the development and construction teams in assessing initial project feasibility studies and current construction costs.
Data base shall include specific trade related costs for each product type and costs for product upgrades and unusual site conditions.
Monitor construction costs and prepare recommendations when necessary for adjustments to the Data Base on a quarterly basis.
Establish and maintain an up-to-date computer aided estimating system.
Keep up-to-date with the latest trends and technology.
Manage the preparation of detailed estimates and take offs with full breakdown in all construction divisions for review.
Determine project specific costs, including sales tax, and insurance cost requirements.
Develop and maintain relationships with subcontractors and suppliers in each submarket.
Monitor subcontractors regarding their performance and workload capacity.
Schedule and conduct post construction meetings to verify and expand upon cost information from the field.
Confer with development and construction teams and project design consultants on each pre-development project as necessary.
Monitor project documents during pre-development and provide estimated values as required.
Coordinate with Vice President and Project Managers in creating conceptual and initial project budgets.
Coordinate with Project Managers in establishing proper bidding procedures for each project including subcontract scopes of work for bid packages.
Manage bidding process for all projects to ensure multiple bids that are competitive, accurate and organized with complete project scope of work included.
Maintain bid process review documentation for internal review and archiving
Review finalized bids and alternates for compliance with project documents, specifications and project specific requirements.
Review and analyze subcontractor bids with the Vice President and Project Managers on a weekly basis through completion of all Subcontracts.
Meet all time demands and bid schedules.
What You ll Need to Succeed:

Ability to work a schedule that may include hours other than 8-5 Monday through Friday, depending on business needs.
