Project Manager - Major Campus Construction - (1901170)
The Project Manager and Owner Representative is a professional member of the Campus Planning & Construction (CPC) team and is responsible for the continual development of the relationship between CPC and its customers, as well as leadership, management and control of all aspects of the customer's design & construction program including cost, scope, quality & overall schedule. The project manager's primary responsibilities are to maintain the project scope and budget, meeting or exceeding Vanderbilt University design standards, approved by the Vanderbilt University Board of Trust and to meet reporting responsibilities. This position must understand fully the nature of the project, understand the complete development cost for the project, and keep all parties informed as well as seek direction from appropriate sources. Reporting directly to the Director of Architecture and Construction, this position manages multiple projects and should possess the ability to work in a team environment in the Department of Facilities at Vanderbilt University.
Facilities' annual budget exceeds $100 million in operating expenses and includes over 400 employees. Facilities manages major capital project expenditures totaling ~$125 million annually and facility renewal, replacement and large maintenance project expenditures totaling ~$20 million annually. Currently, Campus Planning manages over $800 million of projects in design and construction.
Duties and Responsibilities Planning/Master Planning
Evaluate/perform planning options for space use
Perform and/or participate in site evaluations for specified purposes
Participate in and provide guidance to consultants in the development of master planning options for current and future planning needs
Development of Space Programming
Review or assist in development of program for space needs with users/clients and with concepts of university guiding principles like FutureVU and the Academic Static Plan
Develop redesign options/schematic designs on some projects to assist client in determining program options
Communications with University Community
Maintains communications with the University community regarding project scope, budget and schedules
Maintains project governance through Steering Committee meetings and upward communication to leadership
Includes written documentation of key decisions and meeting minutes
Develop and foster positive working relations with Metro Codes, Zoning, Fire Marshall and other government agencies
Design and Construction Administration
Review A/E contracts
Review drawings for constructability and completeness during design
Coordinate user meetings to review design
Review final documents for appropriateness to University expectations and quality assurance
Coordinate program changes or design modification during construction
Review pay requests
Review project with Metro Codes officials with Consultants
Assist with coordination between the User and Purchasing regarding the selection of furniture and the coordination of equipment for the project
Coordinate with stakeholders like Plant Operations, VUIT, Sustainability, AED and University Landscape Architect to ensure that building, site and infrastructure standards are reviewed with stakeholders for input and properly implemented.
Provide problem solving assistance to stakeholders and users for cost of ownership and value solutions while maintaining University goals like with future flexibility, energy, sustainability and community
Assist with the coordination between User and VUIT regarding the installation of data, security and communication in the project
Perform/participate in material and products/equipment life-cycle evaluations and comparisons
Pricing and Construction with Contractors or Construction Managers
Provide clarification of university expectations on project during pricing phase
Review Construction Contracts for completeness
Coordinate shop drawings and equipment review
Review project progress to ensure schedule compliance
Ensure quality control and contract conformance in construction
Review and evaluate construction changes to scope and budget during the construction phase
Review the pay requests
Review job for final completion and acceptance
Assist with the coordination of furniture and equipment for conformance with the chosen color palette and compatibility with services identified on Construction Documents
Develop and implement signage package
Close Out Projects
Close out project books
Receive and review of as-built drawings
Receive equipment service and maintenance manuals and project warranties
Coordinate operations start-up and acceptance
Commissioning and Quality Assurance
Request and procure proposals and conduct interviews for commissioning of building systems and sustainability.
Manage the commissioning activities within the project
Maintain standards related to commissioning and quality assurance requirements
Apply all "lessons learned" from commissioning to future projects
Profile of an Ideal Candidate
Bachelor's degree from an accredited institution is required with a degree in Architect, Engineering or Construction Management strongly preferred.
Registered Professional Architect or Engineer is strongly preferred.
At least 5 years of relevant experience is required.
Experience in a higher education institutional setting is preferred.
Proven background in project management is required.
Ability to provide solutions in a high-volume environment and ability to remain calm and objective throughout stressful and difficult situations is required.
Experience with BIM, LEED, WELL and Living Buildings; knowledge of facilities, design and construction industry is preferred.
