The Assistant Director of Facility Operations will plan, organize, prioritize, assign, and supervise day-to-day functions of facility maintenance, building services, and the physical operation of the IU-Southeast campus. This position will assist with establishing policies/procedures/practices to institute a standardized work performance.
Primary Duties and Responsibilities:
Manages and assists in the proper care and maintenance of buildings and grounds for the campus.
Directs and supervises the work of maintenance and building services supervisors and associated staff. This includes setting priorities, planning work, assigning schedules and tasks, working within existing budget, monitoring and evaluating work.
Monitors digital work order system daily and assigns work to staff for timely and quality response.
Coordinates with and supervises work of contractors and sub-contractors on repairs, improvements, remodeling, and maintenance projects.
Determines budget requirements, prepares recommendations, and monitors expenditures.
Provides support with after hours and weekend emergency calls involving facility issues and needs.
Provides monthly written reports and documentation to the executive director.
Minimum Education: Bachelor's degree. Combinations of related education & experience will be considered.
Minimum Experience: Five (5) years of large-scale building maintenance and operation experience required, and 2 years of related management experience.
Required knowledge, skills, and abilities: Advanced knowledge of building maintenance equipment, tools, techniques and work processes. Demonstrated ability to organize and prioritize projects. Demonstrated budget management skills. Strong oral and written communication skills. Knowledge of environmental health and safety policies, procedures and practices. Demonstrated knowledge and practical application and experience in word processing, spreadsheet, data base, and presentation software use as well as e-mail utility required. Valid Driver's License and ability to be insured by Indiana University.
Equipment utilized: Computers and software; email, documents, presentations, and spreadsheets. Advanced knowledge of facilities maintenance related tools, testing and shop equipment.
Previous experience in facilities management within higher education preferred.
