Our client is seeking a Senior Retail Property Manager for a mixed-use property in Atlanta. This role will focus on retail property management. The typical scope of responsibility includes active involvement in tenant relations, property events, security, property administration, contract performance, property appearance, property inspection, community relations, and various reports to clients, tenants, and Company departments.
Essential Job Functions:
Will be responsible for management and oversight of the complete retail program comprised of 400,000 sf of retail and restaurants with more than 100 tenants.
Lead the retail team including Retail Property Manager, Marketing Manager, and Marketing Coordinator.
Promote and advance high tenant morale and tenant loyalty by delivering an outstanding tenant experience.
Contribute to the objectives of asset management by maximizing asset value and return on investment.
Facilitate the work of development and construction teams to assist with retail tenant improvement construction projects, coordinate tenant move-ins/move-outs and proper permitting.
Work with administrative staff to ensure timely setup, billing and collection of rents, sales, PIL and overage rents.
Ensure lease terms are being adhered to by all tenants and address any violations as needed.
Ensure the retail tenants and retail commons areas are maintained and operated in a first-class manner.
Work with the Marketing team, as well as tenants, to create and administer Public Relations and Marketing plans that will successfully launch tenants at opening as well as continue to drive footfalls into tenant’s spaces that drive sales.
Oversee plans to drive traffic and tenant sales; maintain tenant sales audit program.
Create monthly sales recap report and monitor monthly sales performance along with the Marketing team to determine appropriate marketing support.
Assist with planning and execution of property events and activations (nights, weekends and holidays included)
Financially responsible for budgeting, accounts payable, forecasting and completing monthly variance comments.
Assist with oversight of third-party contracts as assigned.
Assist with leading and fostering relationships within the property-wide team to ensure a cohesive approach to accomplishing business plan goals.
Participate in the creation and ongoing updates of property emergency preparedness plans, property guidelines, and tenant communications.
Involvement in a local community or organization as determined.
Education and Experience:
A Bachelor’s degree in business, finance, or another relevant field of study; or a combination of education, training, and experience that provides the attributes necessary to successfully perform the job.
Must have experience in administration and management of resources.
Minimum of 10 years’ experience in property management is preferred.
Experience with property management software preferred.
Proficiency in computer applications, including Microsoft Office, is required.
Demands of the job may sometimes require overtime and deviations from normal working hours.
