*IMPORTANT NOTE: This is not an IT-type job, but more akin to those who have commercial energy and program management experience.
The Senior Energy Project Manager is involved in the management of projects or programs and multiple projects or programs as directed by senior leadership. Ability to lead and direct energy project teams, engage the client and a peer and senior level, and bring complex project issues to closure.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Serve as the primary client contact for energy management, BMS operations, and account engineering standards and processes.
Engage with client site leaders during site visits.
Work with direct reports and vendors to embed a customer focused approach to service delivery.
Develop and maintain a trusted advisor relationship with the client.
Manage internal and external relationships in support of responsibilities and deliverables.
Manage a team of building engineering subject matter experts (SMEs), internal and external, who are responsible for the delivery of portfolio wide building engineering technologies, processes and standards. Work with the team to assess and improve site operations across the portfolio by evaluating infrastructure performance, maintenance programs, energy usage, and new technologies to provide the best in class processes/tools into the account where applicable.
Provide project/program management for group's tasks/projects. Report on metrics and provide analytics to aid in the review of operational performance and recommended areas of improvement. Integrate opportunities into the portfolio as applicable.
Champion and provide frequent communication/updates on key deliverables with the client and CBRE management.
Facilitate meetings to review active and pipeline tasks and projects. Collaborates with core team members, the client, and CBRE site leaders/teams to develop solutions and lead the team through task/project implementation and completion.
Evaluate existing standards and processes, and apply best practices (internal and external) with the goal of improving/standardizing processes across the account in areas such as PM types and frequencies, BMS standards, SOPs, technology deployment, and utility usage evaluation and reductions. Recommend/Manage pilot programs to test/validate new processes and technologies with risk/benefit analysis.
Ensure priorities are documented/meet, and ensure all functions remain on schedule.
Escalate/Resolve issues through task/program completion.
Advise the client and CBRE management of program statuses toward completion, provide updates on delays and issues, and present solutions to challenges.
Provide project management support and guidance to the account including:
Work with the CBRE and client site leaders to develop project pipelines (capital and operating projects).
Work with CBRE site leaders to identify and prioritize project opportunities
Evaluate site and account project workload to insure proper staffing
Provide project management guidance and standards to site Project Managers.
Develop and train project management staff on best practices and techniques.
Act as a go to resource for PM support
Track historical and current utility usage data, trending by type of utility per building/site.
Compare/Analyze the utility usage data for similar buildings/sites, evaluate data to determine how similar buildings/sites/regions are performing against each other, and make recommendations to improve/lower utility usage.
Evaluate impact of changes to BMS programming and equipment/system improvements/replacements that are intended to reduce utility usage.
Provide opportunities to reduce utility usage by building/site, tracking success of improvements.
Promote site and account standardization as appropriate.
Trend building/sitewide BMS alarms for issues, and provide recommendations to correct trended findings.
Evaluate and recommend opportunities to improve system efficiencies with risk/reward benefit, and adopt solutions/best practices across the portfolio.
Where practical, across the account eliminate nuisance alarms and standardize alarm thresholds.
Help sites to adopt improvements, track results of implemented improvements.
Evaluate site BMS systems for opportunities to improve, prioritize opportunities, and partner with the client on evaluating and adopting new solutions.
Knowledge of equipment PM scheduling standards, frequencies and task SOPs.
Evaluate existing PM standards and schedules for improvements, especially where predictive maintenance programs are adopted.
Develop and maintain job plans by equipment type for use by sites for common equipment
Knowledge of technologies to move from a preventive maintenance program to predictive maintenance program, and to provide recommendations for new technology adoption with risk/reward summary.
Ability to explain the benefits, with ROIs, of proposed changes, and then track the success of new technology. Evaluate success for use across the portfolio as applicable.
Host technology mini-summits with suppliers/vendors with the purpose of educating the global team on new technologies that can improve operations and reliability, and reduce operations costs and utility usage.

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

10 years' experience in Building Engineering, including working knowledge of MEP and FLS systems, is required.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from 4-year college or university. Minimum six years of related experience. Prior Supervisory experience preferred.
CERTIFICATES and/or LICENSES
Certifications are desired in BMS (Metasys) programming, energy management (i.e.; ASHRAE, Energy Star , LEED), building systems maintenance, PMP and PE.
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and ABILITIES
Strong process skills, negotiating, decision-making and analytical skills are necessary. Demonstrated ability in project management processes, tools and techniques.
Ability to build and maintain effective professional/client relationships.
Intermediate skills with Microsoft Office Suite including MS Project.
