Our client, a 50+ year-old global real estate investment management firm with approximately $40 billion in assets under management is seeking a Senior Vice President of Retail Asset Management for their Chicago headquarters. The firm’s real estate investment strategies include direct investments in the equity or debt capitalization of a property or in the securities of listed and publicly traded real estate companies. Our client serves a global client base with clients from North American, European, Middle Eastern and Asia-Pacific institutions, pension plans, foundations and corporations and individual investors. Headquartered in Chicago, with offices in Los Angeles, London, Luxembourg, Frankfurt, Munich, Warsaw, Hong Kong, Seoul, Tokyo, and Melbourne, our client’s more than 325 employees offer specialized expertise – from a specific discipline to local insight. This individual will participate in our client’s day-to-day asset management responsibilities for a significant retail portfolio which currently consists of a mixture of enclosed malls, lifestyle centers, and open-air box & community centers across the country. These properties are all leased and managed by either our joint venture operating partners, or third-party management and brokerage firms. The responsibilities of a Senior Vice President of Retail Asset Management include, but are not limited to: - Providing retail expertise to the firm and its various clients, partners, and third-party managers.
- Working daily with the company’s retail asset managers on such things as reviewing budgets, property valuations, leasing forecasts, annual business plans, and strategic planning in order to maximizing asset value.
- Working directly with our JV partners and third-party leasing, marketing, management and development teams to achieve client and revenue objectives at the property level.
- Direct supervision of a VP / Retail specialist.
- Assisting the firm’s acquisition group with evaluating and analyzing potential new retail acquisitions.
- Coordinate with, and provide leasing expertise to, applicable JV partners throughout the deal approval process for all permanent leasing, including deal structure & economics, and all other material LOI and lease provisions.
- Assist the leasing and management teams with the merchandising plans for the properties.
- Where appropriate, assist in managing national retailer relationships and deal making. While the firm does not engage in any direct retail property management or leasing functions, they selectively do engage in tenant direct activities.
- Participate in property portfolio reviews, quarterly property valuations, and periodic internal retail presentations. There is also regular travel to the assets and meet with the teams on site. Such required travel is approximately 25% - 35%.
