Equal Opportunity Employer SUMMARY: The Property Manager is responsible for the leasing of rental units, the collection of rent, and the authorization of various payments necessary to run the facility. Supervises staff to ensure smooth, efficient, and profitable operation of the site. Responds to concerns and requests of residents of the community. Management may modify, change or add to the duties of this description at any time without notice. - Maintain and accurately provide knowledge of all aspects of the community to include rental rates, availability, expiration's, square footage and amenities (within each community and surrounding areas)
- Implement and coordinate monthly marketing strategies/programs, design flyers, calendars, bulletin boards, activities and forms; ability to promote property through marketing and leasing efforts
- Ability to determine/identify opportunities for rental increases and revenue generators
- Complete monthly market surveys, compare comp details, incentives, concessions, market conditions/trends
- Coordinate leasing promotions/concession to increase occupancy
- Ensuring marketing strategies meet the goals and expectations of the organization
- Other responsibilities as assigned by Vice President of Operations
- Plan marketing and branding objectives specific to each property.
- Prepare marketing strategies alongside other company executives and staff.
- Analyze market trends and recommend changes to marketing and business development strategies based on analysis and feedback.
- Prepare and adhere to advertising and marketing budgets.
- Oversee creation and delivery of press releases, advertisements, and other marketing materials.
- Design print ads and publications.
- Ensure brand messages are consistent.
- Gather and analyze customer insight.
- Engage applicants on social media.
- Deepen relationships with all media to ensure the most effective messaging and positioning of the organization.
- Lead all areas of content generation and production across all media platforms.
- Engage Apartment Associations, Chambers of Commerce and organizations within the respective communities.
- Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, show apartments, ensuring all move-in paperwork is accurately prepared
- Monitor direction of rental activity and all on-site sales, marketing outreach, and advertising plans
- Maintain on-going, in-depth knowledge of associated market, market rents and demographics to give a competitive edge
- Evaluate and make recommendations for rental pricing
- Monitor daily move-in/move-out property status reports and manage the monthly renewal process
- Verify weekly traffic sources, following up on prospect status and closing ratio numbers and implement programs and team development plans to improve results
- Ensure all residents are on the correct Blue Moon lease agreement that is up to date with all of the correct terms and conditions.
- Monitor compliance with Fair Housing regulations and other laws as they relate to property specific guidelines and occupancy standards
- Maintain passing e-shop, phone shop, and physical shop scores
