Acting as owner representatives for our client, CBRE Project Managers manage all aspects of design + construction for their mostly tenant improvement projects. Key functions include developing a construction master schedule & budget, managing design submittals, obtaining building permits, evaluating bid proposals, architect and contractor assessment for selection, and most importantly, managing communication & compliance amongst all stakeholders.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manage all phases of project management including design, permitting, construction, occupancy, quality control, contract, budget/invoice and schedule management.
Interface with clients (and landlord when applicable) to define project requirements.
Establish project work plan and deadlines. Creates persuasive presentations that meet the project's objectives.
Bid/negotiate all vendor contracts.
Create and manage detailed project schedule.
Create and manage detailed project budget.
Track progress of projects against goals, objectives, timelines, and budgets, and generates reports on status. Monitors expenses to ensure they fall within the prescribed budget.
Manage all facets of project design, permitting, construction, and occupancy.
Manage project team by providing direction and leadership.
Lead weekly project coordination meetings including keeping & issuing meeting minutes.
Work closely with other functional areas of the organization, project contractors, internal team members, external collaborators, landlord representative, fed/state/local agency representatives, customers and suppliers.
Manage multiple projects of various sizes and in various phases at any given time.
Ability to travel to job sites on a regular basis in numerous cities to manage projects and project teams.
Must work well in a fast-moving, high-expectation working environment, with ability to problem solve and or value engineer at any point in the project life cycle, especially unexpectedly.
Advising the owner on project delivery systems and forms of contracts
Serving as a single point of contact between contractors and designers
Representing owner(s) at key meetings
Monitoring the project schedule and budget
Auditing quality assurance/quality control procedures
Assisting in evaluating contractor payment requests
Providing monthly reporting
Facilitating issue resolution
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university and a minimum of 10 years of related experience and/or training. Prefer degree in Architecture, Engineering, or related field.
LEED AP preferred, or in process of obtaining accreditation. PE, PMP, licensed Architect, General Contractor highly desired.
Intermediate skills with Google's tools including GMail, Sheets, Docs, & Slides
Expert ability to read and understand architectural and engineering drawings.
Knowledge of leases, contracts, and construction practices preferred.
Ability to comprehend, analyze, and interpret complex business documents.
Ability to write reports, manuals, speeches and articles using distinctive style.
Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor, and/or management.
Ability to make effective presentations on general topics to an internal department, large group of employees, clients, and/or management.
Ability to motivate project team members, client groups to take desired action, and to work collaboratively with other project management staff.
Ability to work in a high stress environment with capability to prioritize and focus on project delivery essentials and to make decisions that keep the delivery process forward moving.
Requires in-depth knowledge of financial terms and principles. Able to forecast and prepare budgets.
Conducts complex financial/business analysis including the preparation of reports.
Ability to solve problems and deal with a variety of options in varying situations.
Requires advanced analytical and quantitative skills.
