This high visibility position is that of a generalist with broad knowledge of real estate transactions, and proven project management skills. The role requires the ability and business acumen to assemble and lead a team of internal and outside specialists to resolve complex issues and implement timely, cost-effective real estate/facilities/ business solutions. In order to be successful as the EMEA Manager, the person will need to have very good communication skills (oral, and written). In addition, organizational skills are key to performing in this role due to the consequences of missing deadlines.
This EMEA Manager represents the company's broad interests in real estate matters ranging from acquisitions, leasing, subleasing, property management and disposals. This position requires the person to mix the focus on details, managing to timelines, and overall goal achievement. This position is responsible for maximizing building space and operating efficiency including searching for new space to lease within the internal customer requirements and financial context.
Interface with the real estate software to maintain an action list of properties ensuring that deadlines and action dates are being acted on 9 to 12 months prior to expiration.
Maintain an list of extension, cancelation, and other lease options to ensure timely action is taken
Timely and consistent communication to internal customers regarding lease actions being taken
The position is responsible to survey the internal customers to identify lease requirements, in terms of location, size, layout, and functionality.
Where applicable use the customer data to guide the third party real estate agency to identify the population of properties available the fits the nonfinancial aspects of the customer desires.
Develop a comparative financial analysis of the available options including lease expense, contract related expenses, one time capital and expense items. Consideration is also give to landlord funded improvements and free months' rent.
Facilitate prospective site visits of our internal customers to assist in the site selection process.
Prepare a business case summary considering the financial and nonfinancial attributes of the sites to assist the internal customers in their selection process.
Responsible for execution of EMEA regional real estate actions by the timely delivery of leased space that fits the needs of the internal customers. Recommend, facilitate and advise the internal customers to support their decision process.
Responsible to complete documents, and route for approval. The documents include a financial summary of the selected option, but the supporting analysis documents used in selection process.
Assist the Global Real Estate Leader in identifying and issuing the proper delegation of authority documents
Project Manages the entire construction - fit-out process from the start of a project to its completion, which includes, but is not limited to, the following functions: design, bid document preparation, bid evaluation, preparation and awarding of contracts, field supervision, cost controls, approval of change orders, and maintenance of on-time performance.
Provides field supervision to assure that the required schedules are met, that quality levels are achieved, and that facilities are constructed in accordance with Rockwell Automation's specifications/standards.
Ensure the software management system is timely updated for all properties (new and existing) with all relevant changes (Rent/expiration/sizing/Landlord details etc). This would include completing the lease abstract, lease documents, comparative financial analysis, inflation adjustments, etc
Responsible for subletting activities with support internal customers.
Maintain/complete various internal report measurement files such as score card, lease activity reporting and questions from finance.
