Under minimal supervision, acts as client representative for several aspects of assigned construction projects. This position will focus on facilities projects applied to industrial pharmaceutical facility systems. Must work as a liaison between project manager, the customer's departments, and 3rd party suppliers, vendors, and contractors to ensure the incorporation and communication of all aspects affecting the successful delivery of the project. Projects at the customer site will vary in size and scope, and therefore the Construction Manager is expected to support a variety of projects at any one time. This position represents the client's best interest at all times, therefore, a good understanding of the client's business issues is required. These issues include pharmaceutical class quality, GxP environments, validation, commissioning, and safety. Works with project managers to develop and deliver a project which best suits the customer's needs, with an emphasis on timely project delivery. Projects of moderate to advanced complexity will be supported, risk and exposure between $10,000 and $1,000,000 in total cost to the client.
Delivers construction projects successfully to the customer while minimizing all risk to CBRE and the customer. This incorporates issues such as safety risk assessments, ensuring proper authorizations and permits have been received from clients before beginning execution of the project, and ensuring proper coordination with the client's internal departments, operations organization and the client's other third-party suppliers has taken place to prevent work conflicts.
Supervises the execution of the construction activities and is responsible for supervision and compliance with the owner's requirements in the project areas.
Adheres to the construction schedule, cost, and quality goals. Develops detailed short terms goals for the projects successful completion and leads contractors, Suppliers, vendors.
Ensures projects are implemented in accordance with the design/engineering documents and ensures a timely response to questions related to field or design conditions.
Ensures all work is done in a safe manner and that customer and vendor welfare is addressed at all stages.
Monitors progress against the schedule and takes corrective action where necessary. Works with all parties to ensure prompt and accurate information is provided to all parties
Works with the customer and vendor to ensure the end project is delivered per the agreed commissioning and/or validation requirements.
Ensures all punch list work is completed in a timely manner and that it does not interfere with the client's ability to occupy the space.
Reviews payment to contractors after verification that work was completed and reports recommendation for payment to the project manager.
Ensures all O&M manuals are received and reviewed and the necessary training is received by staff on equipment.
Documents and files warranties information.
Executes or manages the development of as built drawings and assists with the closes out of the project in accordance with client requirements.
A High School Diploma with certifications in Safety or construction management degree minimum required education. A Minimum of seven years of experience in the fields of Construction, Safety, and Management.
An overall understanding of construction services
Manage multiple project job sites and project requirements concurrently.
Must possess a good understanding of all aspects of construction processes and methods.
Must have a safety requirements knowledge (Osha 10-Hour or 40-hour certificate is recommended)
Minimum of seven years of experience in the fields of Construction, Safety, and Management.
Must be able read and interpret Construction Schedules and execute from the provided schedules.
Must have experience in permit to work applications.
Must have knowledge and experience in the review and acceptance of JSA's / JHA's.
Must be able to handle the coordination of multiple subcontractors across multiple projects.
Responsible weekly construction meetings and status reports for project managers.
Responsible for installation quality inspections and assurance. Must be able to recognize deficiencies between approved materials, procedures and installed materials, procedures.
Awareness and full understanding of Lock-Out / Tag-Out Procedures.
Ability to produce Lock-Out / Tag-Out Placards using Microsoft Office.
Ability to report a (2) week look ahead to weekly inter-company meeting.
Ability to produce daily reports for material deliveries, labor on site, personnel safety hours.
Ability to facilitate project walkdowns for punchlist generation, owner requests, & closeout tracking.
Ability to manage inspections and reporting of incoming material and equipment.
Ability to manage the final inventory and tracking of spare parts upon project completion.
Ability to assist project managers with final closeout reporting and turn-over.
Proficient IT user skills with a working knowledge of Microsoft Word, Excel, Project.
Demonstrated experience with managing clients, vendors, consultants and other third parties.
Strong communication, organization and persuasion skills.
Knowledge of project scheduling, cost tracking, and cost savings recognition as well as a history of successful project delivery.
Sound understanding of commissioning and validation.
